What to expect during your Inspection
A certified home inspector surveys the property and provides a detailed home inspection report to the buyer or seller. We welcome our clients to walk along with us during the inspection. This provides a great opportunity to ask questions and absorb important information about your home. We can also focus on any specific areas of concern with hands on explanation. A comprehensive home inspection addresses major defects, the possibility of future major defects, safety hazards and some other considerable factors that can get in your way during financing or property occupation.
Exterior Components
This Exterior portion includes observation of any areas where moisture may enter the home and adversely effect it's integrity.

How the landscaping, vegetation and grading may be effecting the foundation.

Roof, flashing, vents, skylights and the Chimney Materials, condition, evidence of water intrusion

The condition of the gutters and downspouts and their ability to keep moisture away from the foundation and basement

The general condition and operation of siding, trim, exterior windows, storms and doors

The general condition of driveways, walkways,decks, porches and patios

The operation and general condition of garage doors, safety sensors and openers

Exterior air conditioner unit

Interior Components
This Exterior portion includes observation of any areas where moisture may enter the home and adversely effect it's integrity.

Lights and receptacles, electrical service, meter, main disconnect, service amperage, electric panels, breakers and or fuses, grounding, , GFCI outlets, circuits and switches

Visible roof sheathing, ventilation, insulation, framing that can be viewed through attic access.
